Partial Grant for Higher Valued Homes

You may receive a partial grant for homes with an assessed value of over $2,150,000. The BC Home Owner Grant for Seniors is reduced by $5 for every $1,000 of assessed home value over $2,150,000.

For example, if your home value is $2,200,000, that is $50,000 over the $2,150,000 threshold. That will reduce your grant amount by $250. If this home were located in Vancouver, the grant amount would instead be $595 (from $845 - $250). If the house were located in a rural area of the province, the grant amount would be $795 (from $1,045 - $250).

Maximum Home Value Limit

To qualify for the BC Home Owner Grant for Seniors in one of the three urban regions, the maximum home value is $2,319,000, and $2,359,000 in northern and rural areas outside these districts.

BC Low Income Grant Supplement for Seniors

If your home’s assessed value exceeds the maximum limit for the BC Home Owner Grant for Seniors, you may still qualify for the BC Low Income Grant Supplement for Seniors. This grant supplement is for low-income seniors with an annual household income of $32,000 or less as an alternative to the BC Home Owner Grant. You’ll only be eligible for either the BC Home Owner Grant or the BC Low Income Grant Supplement, as being eligible for the supplement means that you are ineligible for the BC Home Owner Grant based on your property’s assessed value.

The BC Low Income Grant Supplement for Seniors provides a grant payment of $845 in the three urban regions or $1,045 in northern and rural areas outside these districts. You must apply separately for this grant supplement with the Home Owner Grant Low Income Supplement Application. This application must be mailed to:
